The reason why we are closing so many short sales is because we have doing it longer than pretty much everyone else in the Seattle area. Experience helps, particularly in the short sale business. I founded Seattle Short Sales in 2004 and all we have been doing since the entire time is working with pre-foreclosure homeowners and their lenders.
In the short sale process, it is sometimes like Murphy’s law, where everything that can go wrong can. Frankly, the lenders are completely overwhelmed and understaffed. It is our job to keep things on track for all parties and we enjoy that responsibility.

In a short sale, you have many parties: listing agent, selling agent, lenders, title, escrow, utility companies, HOA, lien holders, the list goes on. One party must take full responsibility to work with all the other parties, get them on the same page, and get the transaction closed. That is our job.

Most junior lien holders are pursuing deficiency judgments. We always push to have all deficiency language removed, whenever possible.
